Northwest Pacific Property Management

Northwest Pacific Property Management is a division of Northwest Pacific Development, Inc. an Oregon Corporation founded in 1989.  Pat J. Gorham is the president & owner of that Corporation and is a licensed Real Estate Property Manager in Oregon.

Our company manages small investor properties in and around Salem, Oregon and currently our listing includes just a little over 700 units that we manage.

A few things we will do for you: 

We will inspect and professionally prepare your rental property for it’s next tenant. We will openly advertise and show your property 7 days per week, during reasonable hours, when it is vacant and work with departing tenants to get it rented, before they move out, thus eliminating a potential vacancy. We will give you a recap of the condition of your rental unit between tenants and flag to you items that may need attention to prevent them from becoming large unnecessary expenses in the future.

A few things we will NOT do:

We will not “give the key” to prospective tenants for their inspection, we will instead schedule a personal showing for them. 

We will not be “closed” during reasonable hours, 7 days per week, prospective tenants and current tenants will be able to reach a member of our staff to get an answer to a problem or schedule a showing or get information on an available property.

Why Northwest Pacific Property Management?

Many owners have rental property for tax and investment reasons, really don’t want the headaches associated with tenants, repairs and maintenance as well as other duties.  There are many LEGAL issues that you must be aware of and this is what gets most “amateur” landlords into trouble with tenants, sometimes costing them $$$.

 

There are other property management companies in the area, some for many years, however it has been our experience that some of these have become less than focused on your long term investment goals, rather have seen fit to just keep it rented, allowing damages and cleaning to go unchecked, resulting in the value of your property being threatened.

 

It does little good to invest in a property, finance it over 15 or 30 years, finally get it paid for only to find out that it needs to be completely renovated due to a lack of vision on the part of the firm overseeing it’s management!

 

We have been managing our own group of rental properties since 1984 and have found long term planning and care to be something that attracts a better tenant and maintains or even increases the value of rental properties.

 

It is my personal goal to operate your investment property with the same care and attention that I would give if it was my own personal property, both for you and your resident tenants.  Each person who reports to me, employees or subcontractors, share this same commitment to me personally.

 

Our property management activity is extremely “mobile” and we primarily work in the field, where the properties we manage are located, not just sit in the office waiting for the phone to ring!!

EXCITING NEWS FROM NORTHWEST PACIFIC! 

The site of our NEW office & shop is 4280 Chaney Way SE  Salem, OR 97302 and is currently under renovation as we have just recently purchased the site and building!

 

Chaney Way is located just off South Commercial Street, directly behind the Mongolian BBQ Grill Restaurant (YUM) and is extremely accessible from Commercial Street and is visible from the corner of Commercial Street and Lansford Drive SE.  We picked this site primarily because it’s almost dead center in the area we have the most properties and small apartment complexes that we oversee. 

 

Our new setting will allow us to have our maintenance supplies & tools in a central location as well as our rental offices combined into this space where our residents, current and future, will be able to find us to do business and has several dedicated parking spaces right in front!!

 

There will be a secure “rent drop” here and the building will be fully renovated and “state of the art” for our business.
